Essex County Property Tax Evaluations


When buying a home in Essex County, New Jersey, its important to know when the last Essex County Real Estate Property Tax Revaluation on homes was done. Many homes in Essex County have either recently undergone a reval or are currently in the process of getting revaluated.  I am not an appraiser but I do know that an Essex County real estate property tax reval  can change the real estate taxes on a property.  When buying a home in Essex County knowing the current real estate taxes is important.  At the time of closing a portion of your escrow will be for real estate property taxes. Knowing when the real estate property tax revaluation on homes in Essex County was completed or is due to be completed is an important factor when buying a home. The last thing you want is the Escrow Shortage Letter coming in the mail from your mortgage company thus raising your monthly mortgage payment.   

If buying a home in Essex County New Jersey where the town is currently in the process of undergoing a property tax revaluation,  the listing agent should disclose to potential buyers that a property tax revaluation is currently in progress or was recently done therefore the real estate taxes may be subject to a change

It is equally important when buying a home in Essex County New Jersey that your buyer's agent know which towns real estate property taxes have been recently revaluated, are currently being or have a future revaluation date and not rely on the listing agent who may or may not have done their due diligence or may or may not have disclosed this

Essex County, New Jersey Real Estate Property Taxes

The Essex County real estate property taxes by town are listed below.  The data for each Essex County town divides the property tax bills by municipal, county and public education costs.  This data was compiled from numbers released by the state Department of Community Affairs and county boards of taxation. The total levy represents the amount raised by each municipality.

While many towns in Essex County saw an increase in real estate property taxes from 2010 to 2011, Belleville (-$150.17), Essex Fells (-$72.00), Montclair (-$21.00) and West Orange (-$75.63) saw a decrease in their real estate property taxes.  Millburn, New Jersey has the highest average property tax in Essex County for 2011 ($19,988.60), followed by Glen Ridge ($17,218.05) and Essex Fells ($16,659.50)Newark, New Jersey has the lowest average real estate property tax for 2011 ($6,028.76)City of Orange, New Jersey saw the highest increase in real estate property tax from 2010-2011 ($788.19).

Homeowners in New Jersey paid an average of 2.4 percent more for real estate property taxes in 2011.  Although the taxes were increased, it was actually the smallest increase in nearly two decades.

According to a Star-Ledger analysis of real estate property taxes throughout the 566 New Jersey towns, the average real estate property tax bill was $7,758 in 2011, an increase of about $182 from 2010.  Bergen, Morris and Union Counties had the highest average property taxes in 2011.
